The two timelines that matter are the on-site inspection and the report turnaround. Buyers usually care most about the second, because that’s when you can actually act on the findings, raise queries with the seller, or use the information to renegotiate the price.

On-site inspection time
This is the time your surveyor spends physically at the property.
Level 2 home survey: 1.5 to 3 hours
A Level 2 home survey covers all major external and internal elements with a visual, non-invasive inspection. For a typical 3-bed semi, expect around 2 hours. Larger or more complex properties take longer.
Level 3 building survey: 3 to 6 hours
A Level 3 building survey is significantly more detailed. The surveyor spends longer on each element, accesses concealed spaces where safe, and analyses defect causes on-site. A 4-bed detached or a Victorian terrace will usually sit at the upper end of that range.
Mortgage valuation: 15 to 30 minutes
A mortgage valuation is not a survey. It’s a brief inspection for the lender’s benefit to confirm the property is worth what they’re being asked to lend against. It’s not a substitute for a buyer’s survey, which is something we cover in the valuation vs survey guide.
Report turnaround
This is the time between the on-site inspection and you receiving the written report.
- Level 2 home survey: 3 to 7 working days

The report takes time because the surveyor needs to compile findings, photograph evidence, cross-reference with industry guidance and produce a clearly written report against the RICS Home Survey Standard. A rushed report is rarely a good report.
What affects how long a survey takes?
Several factors influence both the on-site time and the report turnaround.
Property size
A 1-bed flat is materially quicker to inspect than a 5-bed detached. More rooms, more services, more roof area, more drainage runs.
Property age and complexity
Older properties and those with extensions, conversions or unusual construction take longer. Each non-standard element needs careful consideration.
Property condition
A property in poor condition takes longer because the surveyor needs to document and photograph more defects, and may need to investigate causes more deeply. This particularly affects Level 3 turnaround.
Access
If the surveyor can’t access the loft, can’t get to all rooms, or can’t lift drain covers, the inspection runs over and parts of the property may need to be revisited. Make sure the seller knows the surveyor is coming and clears access.
Surveyor workload
In busy periods, report turnaround can extend by a few days. Booking early in the conveyancing process gives you more flexibility.
How to make the survey timeline work for you
A few practical steps speed things up:
- Book as soon as your offer is accepted. Don’t wait for the mortgage offer; the survey can run in parallel.
- Confirm access with the estate agent. Loft hatch, all rooms, garden, drain covers.
- Be specific about concerns. If you’ve noticed cracks, damp or recent work during your viewing, mention this when booking. The surveyor can prioritise these areas.
- Plan around the report, not the inspection. The findings only help you once the report lands. Build that into your conveyancing timeline.
