James Raspin on the phone

Altrincham’s houses are older than they look. Behind the smart frontages of Bowdon’s Victorian villas and Timperley’s interwar semis sit slate roofs on original timbers, cavity wall ties from the 1930s, and wiring that predates the kitchen it now powers. These are the problems that don’t show up on a viewing, and in a market where the average Altrincham home sells for well over £500,000, they’re expensive to discover after completion.

A home survey from a surveyor who inspects Altrincham property every week tells you exactly what you’re buying before you commit. Book online in two minutes, get surveyed within weeks, and read your report in plain English, not surveyor-speak.

Which survey do you need in Altrincham?

Two levels cover almost every Altrincham purchase. Here’s how they differ – and what each costs.

Level 2 Homebuyers Survey

from £485

The RICS Level 2 Homebuyers Survey is the right choice for most conventional Altrincham homes – post-war semis, modern estates, and well-maintained terraces built in the last hundred years or so. Your surveyor inspects everything visible and accessible: structure, damp, roof, windows, loft, services, and rates each element with a clear traffic-light system so you can see at a glance what needs attention now, soon, or eventually.

Best for: Timperley and Broadheath semis and terraces, Hale Barns post-war homes, modern flats.

Level 3 Building Survey

from £685

The RICS Level 3 Building Survey is the deep-dive, and in Altrincham it earns its keep. Bowdon and Hale’s Victorian and Edwardian villas are exactly the properties Level 3 exists for: extended, altered, cellared, and old enough that serious defects can hide behind period charm. You get a structural assessment, defect causes and repair options, and the evidence you need to renegotiate if the survey finds a five-figure problem.

Best for: anything pre-1930, anything extended or converted, anything you plan to renovate.

Not sure which?

CONVENTIONAL / POST-WAR

→ Level 2

PERIOD / EXTENDED / UNUSUAL

→ Level 3

STILL UNSURE

→ Call us

Two-minute rule of thumb: conventional and post-war → Level 2. Period, extended, or unusual → Level 3. Or call us and we’ll tell you honestly — Level 2 costs less, so we only recommend Level 3 where it’s genuinely warranted.

James Raspin

Chief Surveying Officer, Survey Hut

Survey Hut began as a traditional RICS surveying practice, providing Level 2 and Level 3 Home Surveys for buyers across the north west of England. Over time, we realised that homeowners and homebuyers needed more than just one type of survey — they needed clear guidance, reliable expertise, and someone who could coordinate the right inspection for their property.

So we evolved.

Today, Survey Hut combines the reassurance of RICS‑qualified oversight with access to a wider range of specialist surveys. We work closely with a small group of experienced surveyors and technical experts — including our own team — to deliver high‑quality inspections across a broad range of property needs.

What Home Buyers Say

Laura Jackson
Thank you
Excellent customer service - even responded out of hours (absolutely not something I’d expect from someone)! We opted for the Level 2 RICS survey - flagged up quite a few bits we were not expecting! Worth having done! :)
Rob Aldridge
Love the drone photos
We’ve used Survey Hut twice this year for Level 3 survey and now we wouldn’t use anyone else. They've been incredibly thorough & able to easily guide us through the report. He’s also followed up with a phone call to discuss and put our mind at ease. A lovely feature has been drone footage of the roof, chimney and a Birds Eye view of the property.

Amazing service
Really good company, keep you well informed. We had a level 2 survey done on the property we were interested in and they went above and beyond for us. The information was very clear on what needed doing and how urgently.
Sue Murphy
Rob is amazing!
Highly recommend Survey Hut. Twice now we’ve used their services and not been disappointed. Our most recent survey went ahead as planned despite the adverse weather conditions ❄️. The report was out within 72 hours and Rob even had the time to go through the report with us over the phone. Extremely pleased with the service provided, thanks Rob and all your colleagues.

Great to get peace of mind
Professional service through the process. Hassle free, with timely communication. The survey report at the end was extremely comprehensive with the option of a follow up phone call to discuss it. Could not fault Survey Hut - highly recommend for peace of mind.

Home Survey FAQs

Conventional, post-1930, unextended: Level 2. Period, extended, converted, or you plan works: Level 3. If you’re unsure, call, we’ll recommend the cheaper one unless there’s a reason not to.

Usually between 1-3 weeks. Our office is in Altrincham town centre, so access visits and agent key pickups are easy.

Typically from £475, depending on value. But note: if that terrace has been extended or has a cellar, ask us whether Level 3 is the safer call, Broadheath and town-centre terraces often warrant it.

Almost always, and we say that as the people who charge less for Level 2. Solid walls, old roofs, extensions and cellars are precisely what Level 2’s format isn’t built to analyse.

Corroding cavity wall ties, tired flat-roof extensions, and original wiring – the classic interwar-semi trio. Most are fixable; the point is pricing the fix before you exchange.

No. The lender’s valuation protects the lender. A home survey protects you. Plenty of Altrincham buyers have a “valuation only” and never learn about the £15k roof until it leaks.
